Not far from the lively Potsdamer Platz and directly on the "Hallesches Ufer" arterial road, "grasblau" is surrounded by tall trees and a park. The neighbourhood is very heterogeneous, with the former Reichsbahn building as well as the Tempodrom and sports facilities at the former Anhalter Bahnhof. "grasblau" picks up on the industrial ductus of the surroundings with its large-format grid façade with floor-to-ceiling window elements and dark colour scheme. The highlight of the building is, on the one hand, the 240 square metre roof terrace, which offers a sweeping view over the Berlin district. On the other hand, an atrium spanning all floors ensures transparency and communication.
"grasblau" was designed as a green building in line with CA Immo's "Tomorrow Proof" concept: consistent development as a smart commercial building with a focus on high standards of sustainability and well-being. The connection to the existing district heating network, the use of electricity generated exclusively from renewable sources, e-charging stations for cars and e-bikes and the sophisticated digitalisation strategy are just some of the features that ensure energy-efficient building operation. Low-emission and, wherever possible, regional building materials were used in the construction of the building. "grasblau" falls well below the requirements of the German Building Energy Act (GEG) and has already been honoured with three sustainability certifications: With the DGNB Gold certificate, the WiredScore certificate in platinum (for best connectivity) and the SmartScore certificate in platinum (for the best digital user experience). CA Immo also carries out certification in accordance with the WELL Core Standard in Gold.
